The Eden Move Report
September movers in numbers
We completed 162 transactions in September, supporting over 320 home movers as they took their next step.
Exchange makes a property transaction legally binding. Completion is when ownership transfers, the purchase money reaches the seller and the buyer can collect the keys.
What we learned
September brought more choice for buyers, while mortgage costs continued to put pressure on moving budgets.
Nationwide’s September House Price Index showed annual UK price growth slowing to 0.8%, from 1.6% in August. Prices fell 0.2% over the month after seasonal adjustment, with the average property valued at £274,251.
Rightmove’s September index recorded a 0.7% rise in asking prices for newly listed homes across Great Britain, taking the average to £367,440. However, available homes were at a 12-year high for the time of year, while buyer enquiries were 9% below the previous year. Sellers faced plenty of competition for buyers’ attention.
Zoopla’s September report also pointed to greater choice and more cautious buyers. Its activity figures for the four weeks to 20 September showed 5% more homes for sale and 9% fewer sales agreed than in the same period a year earlier.
Borrowing costs remained a consideration. The Bank of England held Bank Rate at 3.75% in September, but mortgage rates continued to move. Rightmove reported an average two-year fixed mortgage rate of 5.29%, up from 5.09% the previous month.
For sellers, these figures underline the importance of pricing realistically for the local market. For buyers, more choice creates opportunities to compare properties carefully, while keeping monthly mortgage payments and the wider costs of moving firmly in view.
Eden's success story of the month
September’s fastest exchange took just 22 days.
Reaching exchange is an important milestone: it gives buyers and sellers the certainty of a legally binding agreement and an agreed completion date. Getting there involves bringing together the legal checks, paperwork and arrangements needed for the transaction to proceed.
Alongside our fastest exchange, September’s average purchase timeframe was 93 days. Our focus throughout each transaction is to keep clients informed, explain what needs to happen next and help their move progress.
What our clients had to say
September’s average client satisfaction score was 9.42 out of 10, with 64.2% of clients completing our surveys.
Moving involves plenty of decisions and unfamiliar paperwork. Knowing where things stand, understanding the next step and being able to get answers can make a difference to the experience.
